These Terms & Conditions govern your use of perthcabins.ca (the “Site”) and any booking you make with Perth Cabins (“we”, “us”, “our”). By using the Site or making a booking you accept these terms.

1. The Site

The Site is provided for general information about our cabin rentals. We try to keep photos, descriptions, pricing and availability accurate but do not warrant that all content is error-free or current. Content may change without notice.

2. Bookings and payment

  • Bookings are made through our third-party booking provider, Lodgify, and payments are processed by Lodgify. Their terms apply in addition to these.
  • A booking is confirmed only when you receive written confirmation and any required deposit has been paid.
  • Rates, taxes, cleaning fees and any security deposit or damage waiver are shown at checkout before you pay.
  • The person making the booking must be at least [18] years old and will be responsible for all members of the party.

3. Cancellations and changes

  • Our current cancellation policy, including any deadlines and refund amounts, is shown during booking and in your confirmation.
  • Date changes are subject to availability and may affect the rate.
  • If we have to cancel your booking due to circumstances beyond our control (for example damage to the property, loss of utilities, or a natural event), we will offer alternative dates where possible or a refund of amounts paid. We are not liable for other costs such as travel.

4. Check-in, check-out and occupancy

  • Check-in is from 3:00 PM for both cabins. Check-out is by 11:00 AM for The Hemlock Cabin and by 10:00 AM for The Cedar Cabin. Different times may be possible by arrangement.
  • The maximum number of guests stated for each cabin must not be exceeded.
  • The cabins are for residential holiday use only. No parties, events or commercial activity.

5. House rules

Guests agree to follow the house rules for the cabin, which include (without limitation): no smoking or vaping indoors; quiet hours; fires only in the provided firepit and never during a fire ban; and proper disposal of garbage. Full rules are listed on each cabin’s page and in your confirmation.

6. Pets

Pets are not permitted at either cabin, other than service animals as required by law. If an undisclosed pet is brought without our prior written approval, we may charge a cleaning fee and end the stay without refund.

7. Damage, loss and liability

  • Guests are responsible for leaving the cabin and its contents in good order and must report any damage promptly. We may charge for damage, missing items or extra cleaning beyond normal use, up to the amount permitted by the security deposit or damage waiver and, where costs exceed that, the balance.
  • The property is rural. Guests use the grounds, dock, water, trails, firepit and any equipment at their own risk and are responsible for supervising children and any service animals.
  • To the fullest extent permitted by law, our liability for any claim arising from a booking is limited to the total amount paid for that booking. Nothing in these terms limits liability for death or personal injury caused by our negligence, or for anything that cannot be excluded under applicable law.

8. Personal belongings

We are not responsible for loss of or damage to guests’ personal property. Items left behind can be returned at the guest’s expense where practical.

9. Privacy

Personal information is handled in line with our Privacy Policy.

10. Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. Disputes are subject to the courts of Ontario.
